    Remember that Gold Rush Era home in Citrus Heights that was listed for sale at $340,000 earlier this summer? Well, after more than 200 days on the market, it still remains unsold… but perhaps not for long.

    The historic “14-Mile Roadhouse” at 6540 Auburn Blvd. stands as a state-designated California Point of Historical Interest and once served as a way station for weary travelers. The owner of the property, contractor and real estate broker Terry Jensen, offered the home for sale after completing a variety of repairs and updates that make the home a unique blend of historical significance and modern comfort.

    I followed up with Mr. Jensen on Wednesday to see how things were going and he was happy to report that they are currently negotiating with a potential buyer. I asked him what he felt kept the home from selling until now, and he noted that the home is indeed “unique” and needed to find the “right individual” to buy it.

    If the negotiation proves unsuccessful and another buyer doesn’t immediately emerge, he said that he may open the home to victims of the recent fires.

    Unique homes can provide a challenge to sell even in the most frenzied of markets. One key responsibility of a real estate agent is to help sellers make their home appeal to as wide an audience as possible. Even a “regular” home can be perceived as unique enough to deter would-be buyers.

    Taking steps to de-personalize a home, so that potential buyers can more easily see themselves living there, can be critical to obtaining appealing offers. Painting over boldly colored walls, taking down family photos, packing away decorations, and even rearranging or replacing furniture with the help of a professional home stager, can all go a long way to making the home more inviting and accessible.

    These tactics will become more and more important for home-sellers as the market evolves from a frenzied seller’s market, where there are dramatically more buyers than homes for sale, to a more balanced marketplace. Going forward, sellers should consider these tactics in order to capture top-dollar offers from buyers who will likely have more and more homes to pick from and more leverage in negotiations.

    Here’s the latest data on the housing market in Citrus Heights:

    In November, there were 107 single-family homes on the market in Citrus Heights, down from 122 in October. The 50 homes that sold last month are spending more time on the market, 39 days in November compared to 29 days in October.

    The average price of a home sold in November was $334,000, down from $345,000 in October, and homes were selling for about 97% of their original listing price, same as in October.

    Rising real estate prices are a common sight throughout the Greater Sacramento Area, but Citrus Heights has generally been seen as an area where good homes can be found at relatively modest prices. However, it seems we’ve moved beyond another price point milestone, the $250,000 mark.

    So how’s the local housing market looking and what can $250,000 buy in Citrus Heights these days?

    According to the MLS, the central database of home listings used by real estate agents, there is currently only one single family home priced under $250,000 in all of Citrus Heights, 7441 Autumn Ave., which is listed at $244,000.

    The 3-bedroom, 1,000-square-foot home is a foreclosure property and being sold as-is. I visited the home last week — it doesn’t look like it’s been updated too much since it was built in 1958, and looks like some maintenance has been deferred for quite a while.

    However, with some work, it could be a great opportunity for a family to become homeowners and build equity.

    Through the end of September in Citrus Heights, MLS data show 36 single family homes have sold under $250,000 in 2018, just under half a percent of the 767 homes sold in the city. That being said, there are currently 15 other properties, including half-plexes, condos, and townhomes, under the $250,000 price point. So there are still some more-affordable options out there.

    Here’s the latest data on home sales in Citrus Heights:

    Last month, there were 123 single-family homes on the market in Citrus Heights, down from 154 in August. Of the 98 homes that sold that month, those homes took an average of 26 days to sell, compared to 21 days in August.

    The average price of a home sold in September was $353,000, up from $347,000 in August, and homes were selling for 98% of their original listing price, a bit lower than the 99% in August.

  • Realtor’s Corner: this property in Citrus Heights just sold for $700k

    Last month a residential property on Watson Way in Citrus Heights sold for $700,000 — that’s more than twice the price of the average home sale in the city.

    The property at 7619 Watson Wy. featured two houses and a “garage” with extra rooms and a family room. With a little imagination and elbow grease, there could have been three houses on the property.

    Two acres of manicured land provided plenty of room to run. And a location that felt almost rural, but with Interstate 80 less than five minutes away and the Sunrise Mall less than 10 minutes away… it almost seemed too good to be true!

    So what does this mean for the rest of Citrus Heights? Well, though it can be exciting to see a price like that if you’re a homeowner, and maybe a little nerve-racking if you’re an aspiring homeowner — all things considered, the property was unique and impressive, and came with a unique and impressive price tag.

    From a realtor’s perspective, this single property probably won’t have that much of a ripple effect in the Citrus Heights real estate market.

    Comparing last month to August last year, there are over 40% more homes on the market, taking a few extra days to sell at a 7% higher price point. This could suggest that there’s still plenty of interest in Citrus Heights homes, which is in line with the conversations I’m having with soon-to-be-homeowners.

    Here’s the latest data on home sales in Citrus Heights:

    In August 2018, Citrus Heights had 154 properties for sale, up from 129 in July, and 92 home sales. Those homes took 21 days, on average to sell, two more days, than July.

    The average price of a home sold in August was $347k, up from $341k in July, and homes were selling for 99% of their original listing price, no change from July.
