The Citrus Heights Planning Commission on Wednesday is set to review permit applications for a 94-home development at Sylvan Corners.
The hearing is set for Sept. 13 at 6 p.m. in the City Hall Chambers, according to a public announcement from the city. The meeting is open for public comment.
Applicant Woodside Homes is seeking approval on a number of entitlements for the development located on vacant land that was once home to Sylvan Middle School. Among the entitlements is rezoning the land for residential use and establishing a Special Planning Area to allow more than two homes per acre.
Woodside Homes aims to build 94 single-family homes, with six open space lots incorporated in the subdivision that would occupy an 11-acre site at Sylvan Corners. The site is currently designated for public use, and Woodside Homes is seeking to re-zone the site for medium density residential to allow the planned 14 homes per acre.
The document shows a mix of one and two-story home designs. Homes are proposed to be single-family homes on 70 lots, and smaller, alley-loaded homes on 24 lots. Lot sizes are 35-by-75 feet and 40-by-75-feet. Original plans called for a higher number of homes at the site, but that number was reduced to 94.
The site at Sylvan Corners was formerly home to Sylvan Middle School until it was demolished in 2016. The city subsequently purchased the 11.3-acre site from the San Juan Unified School District in 2019 for $3.4 million and later sold it to Woodside Homes for $4.17 million, pending a due diligence period.
