Nearly half of the 260 homes in Citrus Heights’ newest development have sold

Homes are continuing to sell in the 260-home Citrus Heights housing development under construction off Arcadia Drive, near Sunrise Boulevard and Greenback Lane.

KB Home Sacramento Division President Adam Hieb told The Sentinel in an email Tuesday that nearly half of the homes being built have been sold so far.

“We are very excited about the progress we have made at our three Mitchell Village communities, Canyon, Heritage and Oaks,” Hieb said. Although many homes are still being constructed, close to 20 families have already moved in.

Hieb said many buyers are millennial and gen-Z first-time home buyers. The first families took ownership of their new homes in June.

Construction is also underway on the development’s open-space park and other amenities, which Hieb anticipates to open in late 2022. The park includes a meandering path through wooded acreage in the middle of the 56-acre project, which will connect up with a future 2.9-mile trail the city is planning.

As previously reported, there are three distinct communities in Mitchell Village. KB Home spokesman Craig LeMessurier told The Sentinel in April that floor plans in the “Oaks” community feature up to five bedrooms and three baths, and range in size from approximately 1,400 to 2,200 square feet. He said the biggest distinctive is that “they are cluster homes built on smaller home sites and accessed via private streets.” Pricing for the homes is listed from $482,990, according to KB Home’s website.

Homes in the development’s “Canyon” community begin at a slightly lower price and include several two-story floor plans with up to four bedrooms, three baths, two-car garages and range from approximately 1,300 to 2,200 square feet. LeMessurier described the homes as “smaller and narrower with the garage in the rear, accessed via a private alley.” Canyon homes also have side yard areas, instead of a traditional backyard.

The largest and most expensive homes are located in the Heritage at Mitchell Village community, accessed off Fair Oaks Boulevard. The traditional single family homes built on larger lots are one or two story and feature up to five bedrooms and three baths, ranging in size from about 1,600 to 2,300 square feet. Prices for these homes begin at $555,000.
