What’s going on with the construction activity at Citrus Plaza?

Exposed plywood and scaffolding has recently appeared around the entire exterior of the Citrus Plaza shopping center on the northeast corner of Greenback Lane and San Juan Avenue.

A property representative was not able to be reached, but City Communications Officer Nichole Baxter told The Sentinel in an email that the site is undergoing dry rot repairs. She said nothing had been filed for a more major remodel.

A worker at the site who did not want to be identified said he was replacing panels and boards that had dry rot.

Records from the Sacramento County Assessor’s office indicate the 2-acre parcel at 6204 San Juan Ave. was originally built in 1985 and transferred ownership in March of this year, after originally being listed for sale at $2.5 million. The property has a total leasable area of more than 26,000 square feet.

The plaza currently has a mix of tenants including a market, bookstore, dentist, and salon. The plaza’s main anchor tenant was once Jo-Ann’s fabric store, but it reportedly closed in 2008. Vacant portions of the building have been a frequent location for homeless individuals to sleep in front of, as the building has an overhang covering a front walkway.

An undated listing for the property said San Juan Unified School District had most recently leased the former Jo-Ann’s site in 2019 for temporary use as a storage facility at a “very below market rate.”
