New homes have been a rarity in recent years in the nearly 100% built-out city of Citrus Heights, but home buyers currently have several options with new homes being sold in a large development near Sunrise Boulevard and Greenback Lane, as well as additional options in a separate development off Mariposa Avenue.
KB Home’s 260-home development in Citrus Heights saw its first pair of model homes completed in November in its “Heritage at Mitchell Village” off Fair Oaks Boulevard. This month, a second pair of model homes opened in its adjacent “Canyon at Mitchell Village,” with a grand opening announced on Friday.
The newest homes are accessible off Arcadia Drive, where a new roundabout was installed last year to handle the additional vehicle traffic anticipated for the development.

Homes in the Canyon area are priced “from the low $400s,” according to a housing brochure. Three floor plans are available, ranging in size from a 3-bedroom, 2.5-bathroom 1,500-square-feet layout to a larger nearly 1,800-square-feet layout with four bedrooms and three bathrooms. All layouts are two-story and have a two-car garage.
Homes in the Heritage “village,” which opened last year, have larger floor plans up to 2,385-square-feet, with up to five bedrooms. Pricing for those homes begins at $496,000, according to the KB Home website.
The large development also will include a third community, called Oaks at Mitchell Village, with floor plans ranging from around 1,400 to 2,200-square-feet, and up to five bedrooms. Model homes are described online as “coming soon,” with prices listed “from the low $400s.”
A meandering walking trail with an oak tree canopy winds through the middle of the development, separating the Heritage village from the rest of the new homes. The trail winds its way through the development, from Sunrise Boulevard to Fair Oaks Boulevard, and was a popular aspect featured during the planning stages of the project.
Marketing material also highlights that the new homes are within close walking distance to Sunrise Mall and the Sunrise Marketplace commercial district, for dining and shopping.
Construction of the new homes is still underway, with buyers able to “personalize” their homes with various design options before the homes are completed. All homes will be governed by a homeowners association, with accompanying dues.

New homes are also being sold in a separate, 46-home gated development off Mariposa Avenue near Madison Avenue. That project, Abbeys Gate at Northridge, is being constructed by BlackPine Communities, and features larger floor plans beginning in “the low $500s.”
