Buyer sought for building senior housing on 3.5-acre lot on Sunrise Blvd.

Owners of a high-visibility 3.5-acre vacant lot in Citrus Heights are working to attract an investor to buy the property and build 47 or more low-income senior housing units, or an assisted living facility at the site.

The vacant lot is located at 7249-7309 Sunrise Blvd., near the corner of Michigan Avenue across from the Sunrise Tech Center.

Asking $499,950 for the parcel, brokers Lori and Linda Blodgett became the listing agents of record last August from the property’s private owners.

“We’re marketing this property to an investor who sees the potential this property offers for much needed assisted living or low-income senior housing”, said Linda Blodgett. Her agency’s brokerage listing includes an architectural rendering of what the project could look like.

The proposed project, described as the “Carol Lena Gardens,” is intended for seniors 55 years and older. An undated, pre-application project summary prepared by the Citrus Heights Planning Department recommended the property owners conduct community outreach, meeting with both the adjacent neighbors and the neighborhood association before making their final submission.

Blodgett said, given the overall lot size, a potential buyer could also build seven large homes with enough room for additional accessory dwelling units.

The senior housing project Blodgett described would require a 40-foot creek setback on the furthest left side of the property. She said the help of an architect is currently being enlisted to draw up plans to be submitted to the city for review.

Asked about the location, Alison Bermudez, an associate planner with the City of Citrus Heights, said she couldn’t comment “since the owner and broker have yet to make a formal submission of their plans to the city planning department.”

“We look forward to seeing and evaluating their submission when they do so,” she said.
