Six facts you might not know about Citrus Heights

Do you know which street in Citrus Heights has the highest amount of traffic each day? How about the average household income for residents in Citrus Heights, or the total number of housing units are in the city?

A newly released informational flier produced by the city’s economic development division answers those questions and more, by visually highlighting various facts and figures about Citrus Heights. The flier was produced by Meghan Huber, the city’s new economic development manager, who designed the two-page sheet to help attract new retail in the city.

Figures on the flier include population, age, income and other demographic details, along with traffic counts, job growth and housing information. A map included on the flier also highlights where retail is concentrated in the city.

Below are six top facts noted on the new flier:

  1. Traffic. The most-traveled street in Citrus Heights is on Greenback Lane between Auburn Boulevard and Interstate 80, yielding a traffic count of more than 70,000 vehicles per day.
  2. Housing. There are 35,151 total housing units in Citrus Heights, over half of which are rental units.
  3. Job Growth. The top five job growth industries in Citrus Heights are: healthcare/social assistance, accommodation/food services, construction, admin/support, and retail trade.
  4. Population. Citrus Heights is home to an estimated 88,443 residents, up from 83,301 counted in the 2010 U.S. Census.
  5. Income. The median household income of Citrus Heights residents is $56,740, which is projected to rise by 13% to $64,326 over the next five years according to ESRI.
  6. Age. The median age of residents in Citrus Heights is 37-and-a-half.

Additionally, the flier notes that Citrus Heights is home to three primary business districts: the Sunrise MarketPlace Property Business Improvement District, near Greenback Lane and Sunrise Boulevard; Auburn Boulevard Business Association, which represents over 200 businesses along Auburn Boulevard; and the Antelope Crossing Business Association, made up of two shopping centers near I-80 and Antelope Road.

Huber said the flier was produced as part of her research into data analytics upon joining the city’s economic development division in January. The flier will be used as a marketing piece for retail recruitment and retention.

The city’s heavy retail presence provides a major source of revenue for Citrus Heights. As of the last fiscal year, sales and use tax revenue in Citrus Heights generated about $12 million — which represents about one-third of the city’s general fund budget.
